Residential Architecture for Whole-Home Renovations, Additions, ADUs, and Custom Homes
We believe your home should tell your story. Whether you're dreaming of something new or ready to breathe fresh life into what you already have, we're here to guide you. From the first sketch to the final finish, we bring thoughtful design, careful attention, and a process that keeps your goals at the center of every decision.
What We Do
Full Home Renovations & Major Remodels
Comprehensive transformations that rework layouts, improve function, and strengthen the long-term integrity of the home. These projects often involve structural updates, space planning, and the redesign of kitchens, bathrooms and living spaces to better support modern living.
Historic Home Renovations
Careful updates to older homes that preserve architectural character while adapting them for modern living. We study proportions, materials, and original intent so new work feels timeless and seamlessly integrated into the existing home.
Additions
Expansions designed to feel cohesive and intentional, including additional bedrooms, living spaces, pool houses, and ADUs. We consider scale, light, and circulation to ensure new spaces integrate naturally with the existing home.
New Custom Homes
New homes shaped by place, proportion, and long-term thinking. We focus on thoughtful layouts, high quality materials, and details that will age gracefully rather than follow trends. We work closely with you to understand how you live and what you love, to create a home that feels deeply personal.
Interior Finishes & Design
Interior details shape how a home feels day to day. We guide you through the world of finishes, fixtures, and materials including tile, cabinetry, plumbing fixtures, flooring, lighting, and paint colors. All these choices make a home feel cohesive and thoughtfully considered. Our process brings clarity and confidence to the many decisions involved.
Feasibility Studies
For clients in the early stages of planning, we offer zoning research and conceptual exploration to determine what’s possible before committing to full design services. This is especially valuable for properties with complex zoning regulations, site constraints, or environmental considerations.
“We are grateful to be working with you both. We feel listened to and appreciate how easy and comfortable it is doing this design work with the Seed +Smith team! We look forward to all of this coming into being.” Kelly and Nick | Mt. Tabor Remodel
Our Process
Phase 1 — Discovery & Schematic Design
We begin with a conversation to understand your goals, scope, budget, and timeline. If it feels like a good fit, we visit your home or site to walk through the space and discuss possibilities. From there, we prepare a proposal outlining the scope of our work, and once approved, we formalize the project through a contract.
We then develop and present multiple schematic design options and coordinate preliminary pricing with a contractor to confirm alignment before moving forward.
Phase 2 — Design Development & Documentation
We refine the selected design, develop material selections, draw interior elevations and project details, coordinate with engineers as needed, and prepare detailed construction drawings for permitting and contractor pricing.
We also help manage contractor bidding and guide the permitting process to ensure accuracy, coordination, and compliance.
Phase 3 — Construction Administration
We remain actively involved throughout construction. Through regular site visits and close coordination with both you and the contractor, we help ensure the project is executed as intended and guide any decisions that arise along the way.
Our continued involvement during construction is often one of the most valuable parts of the process, providing clarity, consistency, and advocacy from start to finish.
Phase 4 — Completion
After final inspections are complete, we walk the home together to ensure every detail aligns with the design and your expectations. Any final adjustments, from paint touch-ups to hardware alignment, are addressed so the project feels whole and ready to be lived in.
This is the moment when the plans give way to your daily life, and your home begins its next chapter.
