Residential Architecture for Whole-Home Renovations, Additions, and Custom Homes

Planning a project is a significant undertaking. The decisions carry structural, financial, and often historical weight, and you want to get them right. We work closely with you from our very first conversation through construction. No hand-offs or no cookie-cutter solutions. Just thoughtful architecture shaped around your home and the way you live.

At Seed + Smith we focus on substantial residential projects that require careful planning and thoughtful execution.

What We Do

Full Home Renovations & Major Remodels

Comprehensive transformations that rework layouts, improve function, and strengthen the long-term integrity of the home. These projects often involve structural updates, space planning, and kitchen, bath, and living space redesigns.

Historic Home Renovations

Careful updates to older homes that preserve architectural character while adapting them for modern living. We study proportions, materials, and original intent so new work feels like it was meant to be there all along.

Additions

Expansions designed to feel cohesive and intentional, including additional rooms, living spaces, pool houses, and ADUs. We consider scale, light, and circulation to ensure new spaces integrate seamlessly with existing architecture.

New Custom Homes

New homes shaped by place, proportion, and long-term thinking. We focus on high-end sourcing, thoughtful layouts, and details that will age gracefully rather than chase trends. We work closely with you to understand how you live, what you love, and what you've always wished a home could be.

Interior Finishes & Design

The interior details are what you'll notice every single day. We guide your through the world of finishes, fixtures, and materials. Paint colors, tile, cabinetry hardware, plumbing fixtures, flooring, lighting, and all the choices that make a home feel cohesive and considered. We bring a trained eye and a calm process to every selection. You'll leave each meeting feeling clear, confident, and excited about what's coming together.

Feasibility Studies

For clients in the early stages, we offer zoning research and conceptual exploration to determine what’s possible before committing to full services. This is a fit for homes and lots with complex zoning regulations and environmental considerations.

How We Work

Collaboration

We view architecture as a true collaboration. We ask detailed questions, listen carefully, help you clarify priorities, and keep refining until it feels right. Whether this is your first renovation or your third, you’ll understand what’s happening and why.

Thoroughness

We explore multiple design directions and consider structural realities early, thinking through how the home will be built and how decisions will hold up over time. That care continues through documentation and construction. We prepare detailed drawings, coordinate closely with contractors, and stay actively involved on site.

Respect

Respect for the home’s character. Respect for your investment. Respect for the building process. We don’t impose trends or chase attention. We work with what’s there, strengthening it where needed and preserving what gives it meaning. Our goal is to create homes that feel grounded now and remain relevant decades from now.

Our Process

Phase 1 — Discovery & Schematic Design

We begin with a conversation to understand your goals, scope, budget, and timeline. If it feels like a good fit, we visit your home or site to walk through the space and discuss possibilities. We'll create a proposal from this information for our work on your project and if you'd like to move forward, we formalize it in a contract.

From there, we develop and present multiple schematic design options, and coordinate preliminary pricing with a contractor to confirm alignment before moving forward.

Phase 2 — Design Development & Documentation

We refine the chosen design, develop material selections, draw interior elevations and project details, coordinate with engineers if needed, and prepare detailed construction drawings. These documents are used for bidding and permitting.

We manage contractor bidding and guide the permitting process to ensure accuracy and compliance.

Phase 3 — Construction Administration

We remain actively involved throughout construction. Through regular site visits and close coordination with you and the contractor, we ensure the project is built as intended and help guide you on any final decisions. Our committed involvement during construction is often something our clients didn't know they'd need, but couldn't live without.

Phase 4  — Completion

After final inspections are complete, we walk the home together to ensure every detail aligns with the design and your expectations. Any final adjustments, from paint touch-ups to hardware alignment, are addressed so the project feels whole and ready to be lived in.

This is the moment when the plans give way to your daily life, and your home begins its next chapter.
